Deposit above the two-month cap

RISK

Since the Wet goed verhuurderschap the deposit may not exceed two months' bare rent, and must be returned within 14 days.

Brokerage fee charged to the tenant

RISK

An agent acting for the landlord cannot also charge you a fee. Tenants recover these years later, and the municipality enforces it.

Registration ban, and a fixed term that may not be allowed

RISK

A landlord cannot forbid you from registering in the BRP. Since July 2024 a lease of self-contained housing is also normally indefinite, so the end date may simply not apply.
